The new site specific building has been designed as a direct response to its context. The building is welcoming and open, utilising natural materials and finishes to create a clean, contemporary look and feel.

The strategic layout of the site has been generated by a number of key drivers, which influence the arrangement of the main components of the project.

The building is positioned at the western edge of the site and rotated 17° to increase visibility of primary elevations to approaching traffic, maximising street frontage and visibility from passing trade.

The footprint of the building is then split and ‘shifted’. This ‘shift’ maximises natural daylight and creates pockets of external space, which enhance the layout.

External terrace is created in the south west corner, which benefits from the afternoon sun and allows a greater proportion of the internal space to open directly onto the terrace. The footprint also allows more natural daylight into the northern half of the plan and increases views out.

In the north east corner a pocket of space is created to allow the back of house areas to be integrated into the layout - given that the building is visible from all sides - helping to keep the service yard discreet.

The building is open plan and as column free as possible, providing real flexibility fundamental to the long-term sustainability of the development.
